Pricing

Flat prices, published up front.

Two simple schedules: residential and commercial. Pick the floor area, add units or rush if needed, and you know the price before you upload a single sheet.

Revision triage

City sent corrections? Which revision bucket applies

We classify each request after reviewing what the city actually asked for. The cause of the comment decides the bucket, not the fact that a comment exists.

  1. Plan-check correction caused by our modeling or report error

    Free

    Applies when
The comment traces to an input we entered, a calculation we ran or a form we prepared incorrectly, measured against the drawings you gave us for that report.
    Key distinction
Not automatic just because the city issued a comment. Check whether a report was omitted from the upload, whether another preparer produced it, or whether drawings changed before assigning responsibility.
  2. Architectural or design revision after the report

    $75 flat

    Applies when
The design changed after we delivered: windows, insulation, equipment, orientation or similar edits that the existing model needs to reflect.
    Key distinction
Not every mismatch is a design revision. If the drawings match what we modeled and the report is wrong, that is bucket 1. We review before classifying.
  3. Full remodel of the energy model or major rebuild

    Custom quote

    Applies when
Large changes to scope, floor area, building type or systems, or a resubmittal that effectively needs a new model.
    Key distinction
Priced after intake, once we have seen the comment letter and current drawings. No price is set before review.

No report yet, or someone else prepared it?

First check whether the report exists but was omitted from the submittal. If no applicable design report exists, initial preparation is scoped as a new report at the published schedule. Another preparer's report needs review and is not automatically our Free error-correction scope.

What to upload

  • The complete plan-check comment letter, every page, not only the energy item
  • Current drawings as they stand now
  • Marked or clouded changes since the report, if available
  • Prior energy documents (CF1R or compliance forms), if available, including a report from another preparer

The upload accepts PDF, DWG and ZIP. If your comment letter is a screenshot or photo, place it in a PDF before uploading; image files on their own are not accepted.

Educational information, not legal advice. Revised documents do not guarantee plan-check approval. Confirm requirements and the applicable code cycle for your permit application date with your building department (AHJ). Price and scope are confirmed with you before work begins.

Price estimator

Estimate a new energy report

Uses the published schedule. Adjust the inputs to see the estimate update.

Project type
Why this estimate?

The published calculation uses residential or commercial scope, its square-footage band, additional residential dwelling units (+$75 each beyond the first), and the optional rush upgrade. Complexity is reviewed during intake, not converted into an invented automatic fee.

Our modeling/report errors in city plan check are corrected Free; architectural/design revisions are $75 flat. Full model remodels and larger rebuilds need a custom quote. Field testing, acceptance testing, registry fees, CALGreen and AHJ fees remain excluded.

Upload plans to confirm scope and price

Example, not yet calculated

$149

Published example: a 2,000 sq ft single-dwelling residential report without rush. Your own estimate appears here once the estimator loads.

Continue / Upload plans

Estimate only: not a payment, order acceptance or permit approval. Price is confirmed before work starts. Major redesigns and full remodeled energy models need a custom quote; see the published revision tiers on the pricing page.

Excluded: ECC field verification (formerly HERS testing), nonresidential acceptance testing, registry fees, CALGreen documentation, and building department plan check and permit fees.

Rush production

+$99 / +$149

Residential / commercial. Next-business-day production after complete inputs are received. Not a permit-approval or unconditional 24-hour promise.

Not included in any price

  • ECC field verification (formerly called HERS testing in older documents)
  • Nonresidential acceptance testing
  • Registry or document registration fees
  • CALGreen documentation
  • Building department (AHJ) plan check and permit fees

Prices cover preparing energy compliance documentation. Documentation supports a permit application; the building department decides approval.
