Who can upload

Owner, architect or builder: any of you can send the plans

Identify the lead contact and intended billing party in the project notes, by agreement with your team. These are typical arrangements, not fixed legal roles or a checkout:

Owner / homeowner

Typically uploads
Often uploads directly for remodels, additions and owner-builder projects.
Contact and billing
Usually the contact and billing party when paying for the report.
Authorization
As project owner, you can authorize use of the plan set if you hold rights to it or have permission from the designer.

Architect / designer

Typically uploads
Typically uploads, since the drawings and design intent come from the design team.
Contact and billing
Contact for technical questions; billing may be the firm or the owner as agreed.
Authorization
Upload drawings you prepared or are permitted to share, with the owner aware of the request.

GC / builder

Typically uploads
Uploads when carrying the report in a bid or managing the permit set.
Contact and billing
Contact and billing party when the report is part of the contract scope.
Authorization
Get authorization from the rights holder of the drawings and the project owner before sending.

The building department (AHJ) determines who may be the permit applicant. Whoever uploads must have permission from the drawing rights holder and project owner. Uploading a file does not by itself establish legal authority or make you the permit applicant.

This is not legal advice. For questions about drawing rights or permit authority, ask your architect, an attorney or the AHJ. No payment is taken online; submitting is not order acceptance.

01

What happens after you upload

Your files go to private storage tied to your account. We review the plans and details for completeness and may ask for missing information. Once the scope is clear, we confirm the price under the published schedule. Submitting is a request, not an order acceptance, and no payment is taken online.

Projects with permit applications submitted on or after January 1, 2026 are generally reviewed under the 2025 California Energy Code. Field verification is now described as ECC verification; older documents may still call it HERS.

  • PDF, DWG or ZIP; a combined PDF is ideal
  • Up to five files, each 10 MB or smaller
  • Optional sharing links if files are larger
02

Make the first review count

Complete inputs shorten the back-and-forth. Include floor plans, elevations, sections, a site plan with north arrow, window schedule and equipment information. For alterations, mark existing versus new. If you have a correction letter or a prior report, attach it.

Rush production, if selected, starts only once inputs are complete.

03

Who usually orders

Architects submitting permit sets, contractors scoping bids and owners responding to the building department all use the same upload. Each has a short guide to what to expect. Report preparation is not field verification or acceptance testing.

Common questions

Do I pay when I submit?

No. There is no online payment. Submitting sends your plans and details for review; price and scope are confirmed with you before any work starts.

Why do I have to sign in?

Plans are private documents. Signing in ties uploads to your account so access stays limited to you and to us for preparing the documentation.

Is my order accepted once I submit?

Submission is not acceptance. We review the request first and may ask questions before confirming scope and price.

Next step

Send the plan set. We will scope it.

Sign in to upload. No payment is taken online, and submitting is not order acceptance. Report preparation is not field verification or acceptance testing.
